Our Services

Landlord and Tenant Board
With over 10 years of experience as an adjudicator at the Landlord and Tenant Board (LTB), Petar Guzina brings unparalleled insight and expertise in residential tenancies law and knowledge of the Residential Tenancies Act (RTA). His deep understanding of LTB procedures and decision-making processes allows him to provide practical and effective advice and representation of landlords and tenants.
At Guzina Law, we can assist you from the initial stages of your matter through to full representation at the LTB.
Our services include preparing and submitting all necessary LTB forms and working with you to gather and present the required evidence in the proper format. We ensure your case is well-prepared and aligned with the Board’s expectations.
Many self-represented parties are unsuccessful before the LTB because they fail to present the necessary evidence in the required manner, or because notices are improperly completed or not served in accordance with the rules. This can lead to significant delays—or even dismissal of an application. With Guzina Law on your side, you can move forward with confidence, knowing your case is in capable hands.
Divisional Court Appeals
If you are seeking to appeal a decision from the Landlord and Tenant Board or another administrative tribunal, we offer experienced representation at the Divisional Court. Appeals to the Divisional Court are complex and strictly governed by legal rules and timelines. We provide clear guidance on whether you have grounds for appeal, prepare the necessary court documents, and advocate for you throughout the appeal process. We also represent clients in responding to appeals to defend their interests and uphold favourable decisions.
With a deep understanding of administrative law and appellate procedure, we ensure your case is presented with precision and professionalism at every stage

Real Estate Transactions
Whether you're buying, selling, or refinancing, Guzina Law provides trusted legal representation for all your residential and commercial real estate transactions. We ensure that every aspect of your deal is handled with precision—from reviewing agreements and conducting title searches to managing closing documents and protecting your legal interests throughout the process.
With experience you can rely on, we help make your real estate transaction smooth, secure, and stress-free.
Mortgages
Whether you're obtaining a new mortgage, refinancing an existing one, or dealing with a private lender, we provide reliable legal support to protect your interests every step of the way. We review and explain all mortgage documents, ensure compliance with lender requirements, and handle the registration and discharge of mortgages.
With careful attention to detail and a commitment to smooth, timely closings, we help you navigate the refinancing or mortgage process with confidence and peace of mind.

Superior Court Applications
When your landlord and tenant dispute involves claims exceeding $35,000—the monetary limit of the Landlord and Tenant Board’s jurisdiction—you may need to proceed through the Superior Court of Justice. We provide skilled representation for landlord and tenant matters brought by application to the Superior Court, including complex disputes involving significant financial claims, property damage, or equitable relief.
We guide you through each step of the process, from preparing your application and supporting materials to advocating for your interests in court. With in-depth knowledge of both residential tenancy law and civil procedure, we ensure your case is handled with the diligence and professionalism it deserves.
Order Enforcement
Once the Landlord and Tenant Board issues an eviction order, only the sheriff can legally enforce it. We handle the entire process for you—filing the order with the Court Enforcement Office, coordinating with the sheriff, and ensuring the eviction is carried out properly and efficiently.
